San Marcos grew quickly from the 1980s onward, so most bathrooms here have tubs set into ceramic tile surrounds — the kind of installation where replacing the tub means taking the tile with it. When the tub is sound and it’s the surface and the seals that have aged, refinishing handles both without touching anything around it. Just finished reglazing a porcelain tub in San Marcos. Two things needed dealing with: the old caulk had failed all the way around the top, and a contractor had removed the shower door and frame, leaving silicone across the lip of the tub.
The lip is an awkward place to find silicone. It’s the flat rim where the tub meets the tile, it’s where a frame gets bedded down, and it’s also the most visible edge of the finished tub — right where your hand lands and right where the eye goes. Silicone anywhere on a surface is a problem, because nothing bonds over it and a coating sprayed on top will lift exactly there. On the lip it’s a problem you’d also see.
So that’s where we started: removing the remaining silicone from around the top and off the surface completely.
Then a deep cleaning of the whole tub — partly to clear the soap film and buildup, and partly to make certain no silicone residue was left behind anywhere. Visible silicone scrapes off; the thin film it leaves does not, and it has to be worked off the surface rather than assumed gone. After that we dried the whole surface completely, since a coating won’t bond to anything damp.
With the surface clean and dry, we ran new caulk all the way around the top. Doing it before the spray means the fresh bead gets coated along with the tub, so the transition to the tile comes out as one continuous surface instead of a separate line sitting on top of the finish.
Then we masked the whole room — the ceramic tile, the floor, and the walls — to prevent any overspray from landing where it shouldn’t.
The coating went on in two stages. First an adhesive primer, which creates the bond between the tub surface and everything above it and is what gives the finish its durability over the long run. Over that, several coats of industrial-grade polyurethane, built up evenly. Polyurethane is what provides the gloss and the resistance to daily use, hot water, and regular cleaning.
The tub came out bright white and shiny, with a clean edge along the lip and fresh seals all the way around — and ready for whatever door or frame goes back on, mounted against a new surface rather than a worn one.
