Here’s a job that came back around to us. We reglazed this porcelain tub seven years ago. After a new tenant moved in, the landlord let us know there was some peeling on the bottom, so we came out to look at it.
The first thing worth saying is what we found everywhere else on that tub: it was still in great shape. Seven years on, in a rental, and the finish was sound across the whole surface except for one area. That’s what a properly prepped reglaze does, and it’s why the prep matters as much as we always say it does.
The peeling itself had an obvious cause. A bath mat with suction cups had been put in the tub. Those cups anchor themselves to the finish, and lifting the mat breaks that grip by force — force the coating absorbs every single time. Do it daily and the finish eventually gives way underneath the cups, which is exactly where this tub had let go. Nowhere else on the surface had a mark on it.
That’s a known issue, and it’s why we hand every customer a printed copy of our care instructions when we finish a job, including the recommendation to use a bath mat without suction cups. In this case that copy had most likely been lost somewhere between tenants — which is worth flagging for any landlord reading this. Care instructions handed to one tenant don’t travel to the next one on their own. If you’ve had a tub refinished in a rental, keep a copy with your property file and pass it along at every turnover. It costs nothing and it protects the finish you paid for.
The repair itself was straightforward, because the damage was confined. We sanded down the peeling spots rather than stripping the whole tub — there was no reason to remove a coating that was still bonded tight everywhere else. From there, a deep cleaning of the full surface, then fresh caulk all the way around the top, the room fully masked, and a new coat sprayed over.
The tub came back bright and uniform, with no trace of where the peeling had been.
Before we left we handed over another copy of the care instructions along with cleaning product for the new tenant, so the next seven years start off on the right foot.
