We recently wrapped up another tub reglazing job in San Juan Capistrano, and this one had a few of the issues we run into all the time on older porcelain tubs. The homeowner reached out because the tub had gotten to the point where regular cleaning just wasn’t doing anything anymore. Two main problems were bothering her: the caulking around the top of the tub had molded badly, and there was a stubborn line of old silicone residue running along the edge where a shower door used to be installed. She wanted the tub looking white and fresh again, and she’d already gotten a couple of replacement quotes that came in way higher than she wanted to spend. That’s usually when people start looking into porcelain tub refinishing instead, and for a tub in otherwise solid shape, it’s the right call.

When we showed up, the first thing we did was a full walkaround with the homeowner so she could point out everything she was worried about. That conversation matters more than people think. A lot of orange county reglazing services will just start working without really listening, and then the customer ends up surprised about something at the end. We’d rather take ten extra minutes up front.

The first real step was getting that old silicone off. Anyone who’s tried to remove cured silicone knows it doesn’t want to leave. You can’t just spray something on it and wipe it off. We had to carefully scrape it away by hand without gouging the porcelain underneath, then go back over the area with a solvent to lift the last of the residue. After that, we pulled out the old moldy caulking around the top of the tub. It was the kind of caulk that had probably been there for a decade or more, soft and discolored, with mildew that had worked its way underneath.

Once the caulk and silicone were gone, we did a deep clean of the entire tub. This one had a serious amount of built-up grime and soap scum, plus some staining around the drain and along the bottom that wasn’t going to come off with normal scrubbing. We followed the deep clean with a light sanding across the whole surface. The sanding does two things: it knocks down any remaining stuck-on residue, and more importantly, it gives the new coating something to grip onto. Skip this step and the finish won’t bond properly, which is the number one reason cheap reglazing jobs start peeling after six months.

While we were working, we noticed the faucet was dripping. Steady drip, right onto the surface we were about to coat. That’s a problem because if water hits the coating before it cures, you get water spots baked in permanently. So we rigged up a small funnel with a piece of tubing to catch the drip and route it down the drain, and then we called the homeowner over right away to show her what we’d found. She didn’t realize the faucet was leaking. We’d recommend getting that fixed by a plumber soon, but at least it wasn’t going to affect our job.

After that, we masked off the walls and the floor with plastic sheeting and tape to keep overspray from drifting onto anything we didn’t want coated. Then we sprayed our industrial-grade bright white coating in even passes. The finish came out crisp and glossy, with no streaking or runs, and the homeowner came back in once it had set and was honestly a little stunned at how different the bathroom looked.
