Here’s a recent fiberglass enclosure refinishing project we completed in Norco, and this one came from a landlord — which is a big part of who calls us. He had tenants moving out and new ones coming in, and he wanted to update the look of the bathroom before handing over the keys. Anyone who owns rental property knows that window between tenants is when all the work has to happen, and it has to happen fast and on budget. Ripping out a tub and shower combination and replacing it would have blown both. Refinishing it made a lot more sense, so he hired us to reglaze the unit.

The enclosure itself didn’t have any major issues. No cracks, no holes, no peeling — just the normal wear and dullness that builds up after years of tenants using it day in and day out. A fiberglass unit in that condition is the perfect candidate for refinishing, because all it really needs is to look new again, and that’s exactly what we deliver.

We started with a deep cleaning, same as always. On a rental unit this step matters even more than usual, because you’re dealing with years of buildup from people who weren’t necessarily babying the place. Soap scum, hard water deposits, body oils — all of it has to come off completely, top to bottom. The coating bonds to the surface, not to whatever’s sitting on the surface, so there are no shortcuts here. We scrubbed the entire combination down until it was completely clean and ready.

After the cleaning, we ran fresh caulking all the way around the unit. Old caulk on a rental is usually tired — dingy, cracked, pulling away at the corners — and there’s no point putting a fresh finish on a unit that’s still framed by old caulk lines. The new bead seals the whole unit up against water at every seam and gives it that crisp, finished edge that makes the bathroom read clean the second a prospective tenant walks in.

Then we masked everything off. All the fixtures got taped and covered, along with the walls, the floor, and every area surrounding the unit. Spraying throws a fine overspray that will drift onto anything left exposed, and in an apartment that’s getting shown to new tenants soon, the rest of that bathroom needs to stay exactly as it is. We seal it all off before a drop of product goes down.

With the room protected, we installed our commercial exhaust blower for ventilation. This is a piece of equipment we bring to every spray job, and it earns its keep — it pulls the fumes out of the unit and keeps them from drifting through the rest of the apartment during the spraying process. In a multi-unit building especially, nobody in the neighboring units should ever know we were there except by how good the bathroom looks after.

Then we sprayed the unit with a bright white polyurethane coating. Polyurethane is a tough, durable finish that holds up to daily use, which is exactly what you want in a rental — a surface that’s going to keep looking good tenant after tenant. The whole tub and shower combination came out smooth, glossy, and bright white, looking like it had just been installed.

The landlord was extremely satisfied with the results. His bathroom went from tired and dated to move-in ready, the unit shows beautifully, and he got there for a fraction of what a replacement would have cost — without the demolition, the plumbing work, or the weeks of downtime.
